L&rsquo;activit\u00e9 reste stable, les loyers se maintiennent et les magasins en p\u00e9riph\u00e9rie affichent une croissance remarquable.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Vainqueur incontest\u00e9<\/h2>\n\n\n\n<p>Malgr\u00e9 des rapports n\u00e9gatifs sur des faillites comme celles de <strong>Casa<\/strong> et <strong>Esprit<\/strong> ou des restructurations de cha\u00eenes comme <strong>Maisons du Monde<\/strong>, le march\u00e9 du retail fait preuve de r\u00e9silience, selon le consultant immobilier international JLL. L&rsquo;ann\u00e9e derni\u00e8re, le volume d&rsquo;occupation \u00e9tait similaire \u00e0 celui de 2023, avec un total de 421 000 m\u00b2 d&rsquo;espace commercial.<\/p>\n\n\n\n<p>Il y a un vainqueur incontestable : le segment de la vente au d\u00e9tail en p\u00e9riph\u00e9rie a enregistr\u00e9 une croissance consid\u00e9rable de 20 % en glissement annuel, avec 236 586 m\u00b2. Le segment des centres commerciaux est en baisse de 27 %, avec un peu plus de 40 000 m\u00b2, ce qui s&rsquo;explique par l&rsquo;absence de nouvelles ouvertures. Le segment des centres-villes est en baisse de 13 % d&rsquo;une ann\u00e9e sur l&rsquo;autre, \u00e0 144 584 m\u00b2. Les d\u00e9taillants sont prudents quant \u00e0 l&rsquo;ouverture de nouveaux sites. Des cha\u00eenes comme <strong>Medi-Market<\/strong>, <strong>Kruidvat<\/strong> et <strong>Electrodepot <\/strong>poursuivent cependant leur expansion.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Loyers stables<\/h2>\n\n\n\n<p>La Flandre a repr\u00e9sent\u00e9 58% du volume annuel l&rsquo;ann\u00e9e derni\u00e8re, Anvers restant la premi\u00e8re ville flamande avec 22.146 m\u00b2. Au niveau national, la r\u00e9gion de Bruxelles a repr\u00e9sent\u00e9 la plus grande part de march\u00e9 avec 58.216 m\u00b2, un chiffre pratiquement inchang\u00e9 par rapport \u00e0 2023.<\/p>\n\n\n\n<p>Les loyers les plus \u00e9lev\u00e9s sont rest\u00e9s stables dans les rues commer\u00e7antes de Bruxelles, \u00e0 1 650 euros\/m\u00b2\/an, et ont augment\u00e9 de 3 % \u00e0 Anvers, \u00e0 1 700 euros\/m\u00b2\/an. Le Meir reste la destination la plus recherch\u00e9e par les d\u00e9taillants en Belgique &#8211; et donc aussi la plus ch\u00e8re. Toutefois, les loyers restent inf\u00e9rieurs aux niveaux d&rsquo;il y a quelques ann\u00e9es. Dans les centres commerciaux, JLL enregistre une augmentation de 4%, ce qui porte les loyers les plus \u00e9lev\u00e9s \u00e0 Woluwe Shopping et Wijnegem \u00e0 1275 euros\/m\u00b2\/an. Une hausse plus importante de 6 % est observ\u00e9e pour les emplacements de premier choix en p\u00e9riph\u00e9rie: pour les biens r\u00e9pondant aux nouvelles normes environnementales, les loyers affich\u00e9s atteignent 180 euros\/m\u00b2\/an \u00e0 Bruxelles et \u00e0 Anvers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Investisseurs priv\u00e9s<\/h2>\n\n\n\n<p>Les investissements dans le commerce de d\u00e9tail ont recul\u00e9 de 40 % en Belgique l&rsquo;ann\u00e9e derni\u00e8re, avec un volume de 525 millions d&rsquo;euros, apr\u00e8s une ann\u00e9e 2023 exceptionnellement forte. Si l&rsquo;on prend comme r\u00e9f\u00e9rence le volume moyen des 5 ann\u00e9es pr\u00e9c\u00e9dentes, la baisse est limit\u00e9e \u00e0 environ 10%. 97% des investisseurs sont d&rsquo;origine belge.<\/p>\n\n\n\n<p>La transaction la plus importante \u00e0 la fin de l&rsquo;ann\u00e9e a \u00e9t\u00e9 la vente de Shopping Stadsfeestzaal au fonds immobilier priv\u00e9 Ablon Retail Real Estate. Les magasins en p\u00e9riph\u00e9rie repr\u00e9sentent 37 % du volume d&rsquo;investissement : ce segment est tr\u00e8s demand\u00e9 par les investisseurs priv\u00e9s, notamment en raison de sa grande liquidit\u00e9. La vente du portefeuille commercial d&rsquo;<strong>Ici Paris XL <\/strong>\u00e0 un investisseur priv\u00e9 a donn\u00e9 un coup de fouet au segment des grandes surfaces, qui repr\u00e9sente 30 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Comportement d&rsquo;achat hybride<\/h2>\n\n\n\n<p>Cinq ans apr\u00e8s le d\u00e9but de la pand\u00e9mie, le paysage de la distribution a subi une profonde m\u00e9tamorphose, selon JLL : d&rsquo;un march\u00e9 autrefois florissant, caract\u00e9ris\u00e9 par des listes d&rsquo;attente et des \u00ab pas-de-porte \u00bb, on est pass\u00e9 \u00e0 un march\u00e9 segment\u00e9 en diff\u00e9rentes cat\u00e9gories.<\/p>\n\n\n\n<p>Les d\u00e9taillants red\u00e9finissent leurs magasins physiques comme des lieux d&rsquo;exp\u00e9rience. Ils s&rsquo;engagent dans la transition num\u00e9rique et prennent en compte les consid\u00e9rations de durabilit\u00e9. Les propri\u00e9taires immobiliers voient la n\u00e9cessit\u00e9 de r\u00e9nover leurs espaces pour r\u00e9pondre aux nouvelles attentes.
