Le directeur g\u00e9n\u00e9ral adjoint Nicolas Rosiers s&rsquo;attend \u00e0 ce que d&rsquo;autres centres commerciaux arrivent sur le march\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une belle opportunit\u00e9<\/h2>\n\n\n\n<p>Avec l&rsquo;acquisition cette ann\u00e9e du centre commercial luxembourgeois Knauf Pommerloch et <a href=\"https:\/\/www.retaildetail.be\/fr\/news\/general\/wereldhave-acquiert-le-centre-commercial-ville2-a-charleroi\/\">du centre commercial Ville2 \u00e0 Charleroi<\/a>, Wereldhave Belgium se profile plus que jamais comme l&rsquo;expert des centres commerciaux couverts de taille moyenne. Ce sont des projets attrayants, explique Nicolas Rosiers, directeur g\u00e9n\u00e9ral de Wereldhave Belgium : \u00ab Il y a une p\u00e9nurie de centres commerciaux en Belgique et au Luxembourg, alors que dans de nombreux autres pays, il y a justement une offre exc\u00e9dentaire. D&rsquo;autant plus qu&rsquo;aucun centre suppl\u00e9mentaire ne sera construit en dehors des centres-villes, ces p\u00f4les d&rsquo;attraction deviendront encore plus attractifs que par le pass\u00e9. \u00bb<\/p>\n\n\n\n<p>La vente r\u00e9cente de Ville2 a repr\u00e9sent\u00e9 une belle opportunit\u00e9 pour l&rsquo;investisseur immobilier. Si des centres commerciaux du calibre du Wijnegem Shopping Center seraient mis sur le march\u00e9, cela attirerait \u00e9galement l&rsquo;attention des grands acteurs europ\u00e9ens et, pour les parcs commerciaux jusqu&rsquo;\u00e0 50 millions d&rsquo;euros, il existe un vif int\u00e9r\u00eat de la part de familles fortun\u00e9es qui ont un autre mod\u00e8le commercial. Mais dans le segment interm\u00e9diaire, presque personne n&rsquo;est actif, \u00e0 l&rsquo;exception des soci\u00e9t\u00e9s de capital-investissement, qui ne disposent pas de l&rsquo;expertise op\u00e9rationnelle n\u00e9cessaire et exigent d&rsquo;autres rendements. \u00ab Nous faisons tout en interne. Nous avons fait une offre \u00e0 8 %, un rendement int\u00e9ressant. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Emplacement id\u00e9al<\/h2>\n\n\n\n<p>Le centre commercial est parfaitement situ\u00e9, \u00e0 c\u00f4t\u00e9 de l&rsquo;autoroute, avec un h\u00f4pital en face et bient\u00f4t un campus \u00e9tudiant. Charleroi a certes une connotation quelque peu n\u00e9gative, mais c&rsquo;est la plus grande ville de Wallonie en termes de population. \u00ab Un million de personnes vivent \u00e0 moins d&rsquo;une demi-heure de route. Le centre-ville conna\u00eet des difficult\u00e9s, mais Ville2 n&rsquo;en souffre pas. Les chiffres de Ville2 sont parfaitement comparables \u00e0 ceux de Nivelles ou de Tournai, cela s&rsquo;int\u00e8gre parfaitement dans notre portefeuille. \u00bb<\/p>\n\n\n\n<p>Le fait que Mitiska r\u00e9am\u00e9nage en m\u00eame temps l&rsquo;ancien site Cora \u00e0 Chatelineau ne constitue pas une menace, selon M. Rosiers : \u00ab D&rsquo;autres d\u00e9taillants de destination<em> <\/em>s&rsquo;y installeront. C&rsquo;est compl\u00e9mentaire. Le centre commercial n&rsquo;est pas vraiment en concurrence avec Rive Gauche dans le centre-ville, un autre projet commercial \u00e0 vendre. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Services rentables<\/h2>\n\n\n\n<p>\u00c0 Ville2, Wereldhave Belgium va miser sur des revenus suppl\u00e9mentaires en plus des loyers. \u00ab Prenez par exemple notre hub de services The Point. Nous sommes les seuls \u00e0 proposer un tel concept. The Point g\u00e9n\u00e8re 5 % du flux de passants dans un centre commercial. Chaque hub traite entre 140 000 et 150 000 colis par an. Partout o\u00f9 nous sommes pr\u00e9sents, nous sommes devenus le bureau de poste principal. Ce sont des services rentables. \u00bb<\/p>\n\n\n\n<p>Dans le cadre de sa strat\u00e9gie verte, le nouveau propri\u00e9taire installe \u00e9galement 350 bornes de recharge dans ses centres commerciaux, sans compter Ville2. \u00ab Nous optons pour des chargeurs lents, car ils sont moins chers \u00e0 installer et nous utilisons l&rsquo;\u00e9lectricit\u00e9 produite sur notre toit. Cela g\u00e9n\u00e8re de beaux rendements. Tous ces revenus suppl\u00e9mentaires repr\u00e9sentent environ 2,5 % de notre loyer brut, sans trop d&rsquo;investissements en capital. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Restauration et fitness<\/h2>\n\n\n\n<p>La transformation de Ville2 en ce que Wereldhave Belgium appelle un \u00ab<em> full services center \u00bb<\/em> est \u00e9galement pr\u00e9vue. Cela doit encore \u00eatre concr\u00e9tis\u00e9, mais d&rsquo;autres types d&rsquo;acteurs du secteur <em>Food &amp; Beverage<\/em> pourraient par exemple s&rsquo;y ajouter. \u00ab Aujourd&rsquo;hui, le centre commercial compte principalement des acteurs locaux, ce qui est une bonne chose, mais nous avons int\u00e9r\u00eat \u00e0 renforcer l&rsquo;offre, notamment pour consolider le lien avec le cin\u00e9ma. \u00bb La restauration repr\u00e9sente actuellement en moyenne 11 \u00e0 15 % des centres commerciaux : \u00ab C&rsquo;est ce qu&rsquo;attendent les consommateurs et cela nous permet d&rsquo;augmenter le temps de visite. Nous essayons de r\u00e9duire quelque peu l&rsquo;exposition \u00e0 la mode classique et aux accessoires. \u00bb<\/p>\n\n\n\n<p>Le fitness peut \u00e9galement jouer un r\u00f4le renfor\u00e7ateur dans un centre commercial : \u00ab \u00c0 Tournai, nous avons d\u00e9j\u00e0 d\u00e9montr\u00e9 que c&rsquo;est un mod\u00e8le viable : <strong>Zara<\/strong> est parti, <strong>Kiabi<\/strong>, <strong>Kiko<\/strong> et <strong>Basic-Fit<\/strong> ont pris sa place. Cela a conduit \u00e0 un loyer total plus \u00e9lev\u00e9 que celui de Zara. De plus, la fr\u00e9quentation a augment\u00e9 et les restaurateurs sont satisfaits, car les gens vont manger ou boire quelque chose apr\u00e8s leur s\u00e9ance de sport. Les magasins de sport fonctionnent \u00e9galement mieux. Ce type de transformation apporte de la valeur \u00e0 tout le monde dans le centre commercial. C&rsquo;est \u00e9galement ce que nous pr\u00e9voyons \u00e0 Ville2. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Les discounters arrivent<\/h2>\n\n\n\n<p>Rosiers se montre positif quant \u00e0 l&rsquo;\u00e9volution du march\u00e9 de la vente au d\u00e9tail. \u00ab En termes de ventes, 2025 n&rsquo;est pas une ann\u00e9e exceptionnelle, mais les services, le sport, la beaut\u00e9 et l&rsquo;ameublement se portent tr\u00e8s bien. Dans le domaine de la mode, Only, Jack &amp; Jones, Jules, Brice ou New Yorker sont en pleine expansion. Les chaussures classiques ont plus de mal : moins de gens portent encore des chaussures en cuir. Les agences de voyage connaissent \u00e9galement des difficult\u00e9s : les gens veulent moins de forfaits, mais davantage de solutions sur mesure. Ils pr\u00e9f\u00e8rent d\u00e9sormais faire plusieurs petits voyages plut\u00f4t qu&rsquo;un seul grand. L&rsquo;alimentation se porte bien. Le pouvoir d&rsquo;achat est bien prot\u00e9g\u00e9 en Belgique. \u00bb<\/p>\n\n\n\n<p>\u00ab Nous constatons en outre que les discounters, qui \u00e9taient autrefois souvent situ\u00e9s \u00e0 l&rsquo;\u00e9cart, s&rsquo;installent d\u00e9sormais dans les centres commerciaux. \u00c0 Ring Kortrijk, <strong>Wibra<\/strong> s&rsquo;est install\u00e9 dans l&rsquo;ancien b\u00e2timent de <strong>Casa<\/strong>. Aujourd&rsquo;hui, les consommateurs passent facilement de Wibra \u00e0 River Woods. Ce n&rsquo;\u00e9tait pas le cas auparavant. \u00bb Nicolas Rosiers voit des acteurs performants dans le secteur de la beaut\u00e9 : <strong>Douglas<\/strong> s&rsquo;installe \u00e0 Ville2, et <strong>Sephora<\/strong> arrivera bient\u00f4t en Belgique. \u00ab Tous deux misent sur des marques tendance, des produits exclusifs qu&rsquo;ils commercialisent via des influenceurs. \u00bb<\/p>\n\n\n\n<p>L&rsquo;int\u00e9gration de Knauf Pommerloch et Ville2 sont d\u00e9sormais les priorit\u00e9s de Wereldhave Belgium, mais Nicolas Rosiers souhaite \u00e9galement rester attentif aux nouvelles opportunit\u00e9s qui se pr\u00e9senteront en Belgique ou au Luxembourg : \u00ab D&rsquo;autres centres commerciaux tels que Rive Gauche font leur apparition sur le march\u00e9, mais nous ne sommes pas candidats. \u00bb<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Avec l&rsquo;ajout de services rentables, de restauration et de loisirs, Wereldhave Belgium optimise la rentabilit\u00e9 de ses centres commerciaux couverts.
