Pas de quoi r\u00e9jouir les propri\u00e9taires d&rsquo;immobilier commercial.<\/p>\n<p><!--break--><\/p>\n<h2>Les loyers sous pression<\/h2>\n<p>A l&rsquo;occasion de l&rsquo;annonce de ses r\u00e9sultats semestriels le fonds d&rsquo;investissement <strong>Vastned Retail Belgium <\/strong>se montre peu optimiste. L&rsquo;entreprise a pourtant enregistr\u00e9 une l\u00e9g\u00e8re hausse de ses revenus locatifs et a vu augmenter son b\u00e9n\u00e9fice par action de 1,24 \u00e0 1,38 euro. En revanche le taux d&rsquo;inoccupation a recul\u00e9 de 99% \u00e0 97%, suite \u00e0 des travaux de transformation dans un espace commercial \u00e0 Gand.<\/p>\n<p>\u00a0<\/p>\n<p>Le march\u00e9 ne suit pas : avec 178.395 m\u00b2 de volume lou\u00e9, l&rsquo;activit\u00e9 de location sur le march\u00e9 belge au premier semestre a \u00e9t\u00e9 inf\u00e9rieure \u00e0 la moyenne annuelle, indique l&rsquo;entreprise. Les loyers sont sous pression dans tous les segments, parce que les marges des retailers sont sous pression. Ils tentent de ren\u00e9gocier les loyers en cours ou de les lier au chiffre d&rsquo;affaires r\u00e9alis\u00e9. Les loyers maximums des magasins de 150 m\u00b2 \u00e0 Bruxelles et Anvers restent stables, tandis que les loyers de magasins de grand format sont en baisse, m\u00eame dans les grandes villes. A court et moyen terme Vastned Retail Belgium s&rsquo;attend \u00e0 un persistance de cette tendance et \u00e0 une stagnation, voire une l\u00e9g\u00e8re baisse des loyers dans l&rsquo;immobilier commercial.<\/p>\n<p>\u00a0<\/p>\n<p>\u00ab\u00a0La demande des d\u00e9taillants en espace commercial disponible reste inf\u00e9rieure \u00e0 la moyenne annuelle. De ce fait, l&rsquo;inoccupation augmentera encore, surtout dans les villes moyennes\u00a0\u00bb, lit-on dans le communiqu\u00e9 de presse. \u00ab\u00a0Il y a trop peu d&rsquo;afflux de nouveaux d\u00e9taillants internationaux, ce qui entra\u00eene parfois m\u00eame de l&rsquo;inoccupation dans les rues de premier ordre. Les d\u00e9taillants sont sous pression en raison de leurs marges, menac\u00e9s notamment par l&rsquo;e-commerce. Des villes de premier plan comme Anvers, Bruxelles et Gand doivent veiller \u00e0 leur accessibilit\u00e9 pour les clients int\u00e9ress\u00e9s.
