Et les perspectives pour cette ann\u00e9e ne s\u2019annoncent gu\u00e8re meilleures :\u00a0 <a href=\"https:\/\/geodata.gfk.com\/landingpages\/european-retail-in-2019\/\" target=\"_blank\" rel=\"noopener\">dans son rapport annuel concernant le secteur du retail europ\u00e9en<\/a> le bureau d\u2019\u00e9tudes de march\u00e9 GfK pr\u00e9voit une croissance de 2% pour 2019. Il y a toutefois d\u2019importantes divergences au sein de l\u2019Union europ\u00e9enne : en Europe de l\u2019Ouest le chiffre d\u2019affaires du retail physique stagne, tandis qu\u2019il progresse dans les pays d\u2019Europe de l\u2019Est, malgr\u00e9 une d\u00e9mographie en baisse. L\u2019an dernier le retail physique a progress\u00e9 d\u2019\u00e0 peine 0,4% en Belgique et de 0,2%\u00a0 aux Pays-Bas, tandis que la Bulgarie et la Roumanie font bien mieux, avec respectivement +7,7% et +7,1%.<\/p>\n<p>\nSelon GfK, diff\u00e9rents facteurs expliquent cette situation. Bien que le pouvoir d\u2019achat soit d\u2019un bon niveau dans la plupart des pays, l\u2019incertitude concernant le Brexit, les guerres commerciales et le ralentissement de la croissance sur le march\u00e9 chinois ont un impact. La mont\u00e9e de l\u2019online en particulier p\u00e8se sur les perspectives du \u2018brick and mortar\u2019. L\u2019an prochain le chiffre d\u2019affaires physique devrait progresser de 1,5% en Belgique et de 0,5% aux Pays-Bas.<\/p>\n<h2>\nFermetures de magasins<\/h2>\n<p>La pression sur le retail physique se traduit \u00e9galement par la croissance limit\u00e9e\u00a0 de la surface de vente. En 2018 la croissance des m\u00b2 a suivi le croissance de la population : ainsi la surface de vente est rest\u00e9e stable \u00e0 1,13 m\u00b2 per capita. Le nombre de nouveaux projets retail est en baisse et l\u2019on constate un d\u00e9calage vers le red\u00e9veloppement de sites existants. Les shopping centers classiques se transforment en centres lifestyle, avec des espaces d\u00e9di\u00e9s \u00e0 la gastronomie, le divertissement et la sant\u00e9.<\/p>\n<p>\nAu Royaume-Uni la surface de vente par habitant a recul\u00e9 de 1,09 \u00e0 1,08 m\u00b2, suite aux nombreuses fermetures de magasins. La Belgique (1,66m\u00b2\/capita) et les Pays-Bas (1,60 m\u00b2\/capta) restent les pays, o\u00f9 le retail physique est le plus dense. Le chiffre d\u2019affaires par m\u00b2 est le plus \u00e9lev\u00e9 au Luxembourg (7.250 euros\/m\u00b2), suivi de la Norv\u00e8ge (6.430 euros\/m\u00b2) et de la Suisse (6.220 euros\/m\u00b2). La Belgique (4.000 \u00e0 4.500 euros\/m\u00b2) et les Pays-Bas (3.500 \u00e0 4.000\/m\u00b2) se situent dans la moyenne.<\/p>\n<h2>\nL\u2019omnicanal se porte mieux<\/h2>\n<p>En r\u00e8gle g\u00e9n\u00e9rale, la part des d\u00e9penses en magasin dans le budget des m\u00e9nages europ\u00e9ens est en recul : le retail repr\u00e9sente encore 30,5% de la consommation priv\u00e9e. La tendance sur le long terme et n\u00e9gative : suite \u00e0 la hausse des prix immobiliers, entre autres, les consommateurs consacrent une part plus importante de leur budget au logement.<\/p>\n<p>\nGfK pr\u00e9cise que les perspectives pour les retailers omnicanals sont plus r\u00e9jouissantes. L\u2019an dernier dans le secteur de l\u2019\u00e9lectronique grand public le chiffre d\u2019affaires des webshops de cha\u00eenes de magasins traditionnelles a progress\u00e9 de 24%, tandis que pour les pure players la croissance s\u2019est limit\u00e9e \u00e0 4%. Dans ce segment l\u2019online repr\u00e9sente actuellement une part de march\u00e9 de 26%.
