Les\u00a0 magasins en p\u00e9riph\u00e9rie semblent moins populaires pour ce type d\u2019achat. On constate la m\u00eame tendance dans le reste de l\u2019Europe : 78% des Europ\u00e9ens optent pour le centre-ville comme destination de pr\u00e9dilection pour l\u2019achat de v\u00eatements. En Europe de l\u2019Ouest ce pourcentage atteint m\u00eame 90%.<\/p>\n<p>\u00ab Les grandes rues commer\u00e7antes n\u2019ont donc nullement perdu de leur attrait \u00bb, souligne CBRE. La fr\u00e9quence d\u2019achat pour l\u2019habillement en Europe est d\u2019une fois toutes les 4 semaines dans le centre-ville, et d\u2019une fois toutes les 6 semaines pour les magasins en p\u00e9riph\u00e9rie.<\/p>\n<p>CBRE pr\u00e9voit une progression des marques de luxe, d\u2019autant plus si les revenus disponibles augmentent. Actuellement en Pologne, en Hongrie et en Russie les articles bon march\u00e9 repr\u00e9sentent 70% du chiffre d\u2019affaires dans le secteur de l\u2019habillement, alors qu\u2019en Italie ce pourcentage se limite \u00e0 36%.<\/p>\n<h2>\n<br \/>Le prix, la propret\u00e9 et l\u2019accessibilit\u00e9 priment<\/h2>\n<p>Deux consommateurs sur trois d\u00e9cident de leur destination de shopping sur base du prix, de la propret\u00e9, de la s\u00e9curit\u00e9 et de l\u2019accessibilit\u00e9. Ce dernier crit\u00e8re prime surtout dans notre pays, car le Belge moyen pr\u00e9f\u00e8re faire son shopping en voiture, contrairement au reste de l\u2019Europe, o\u00f9 ce facteur est moins d\u00e9terminant.<\/p>\n<p>54% des consommateurs europ\u00e9ens prennent leur voiture pour faire leur shopping au centre-ville et 76% pour se rendre dans les magasins en p\u00e9riph\u00e9rie. En Belgique ce pourcentage est sensiblement sup\u00e9rieur :\u00a0 60% des Belges utilisent leur voiture pour leurs achats au centre-ville, et 83% pour se rendre dans les magasins extra-urbains.<\/p>\n<p>Pour une visite au supermarch\u00e9 local, 43% des Belges se d\u00e9placent en voiture, 35% s\u2019y rendent \u00e0 pied et 12% \u00e0 v\u00e9lo. Ces pourcentages varient peu d\u2019apr\u00e8s les cat\u00e9gories d\u2019\u00e2ge. En Belgique l\u2019accessibilit\u00e9 et la disponibilit\u00e9 de parkings (gratuits) semblent donc \u00eatre une n\u00e9cessit\u00e9. A titre illustratif, CBRE \u00e9voque l\u2019exemple de la\u00a0 Stationsstraat \u00e0 Saint-Nicolas qui ne r\u00e9pond pas \u00e0 ce crit\u00e8re, d\u2019o\u00f9 un taux d\u2019inoccupation \u00e9lev\u00e9.<\/p>\n<h2>\n<br \/>Pr\u00e9dominance du PC pour les achats en ligne<\/h2>\n<p>Par ailleurs l\u2019e-commerce continue son ascension : 43% des Europ\u00e9ens \u00e2g\u00e9s de 16 \u00e0 64 ans ont d\u00e9j\u00e0 effectu\u00e9 un achat via internet, contre 40% il y a deux ans. Cependant on observe d\u2019importantes\u00a0 divergences\u00a0 g\u00e9ographiques : alors que 70% des Allemands, Su\u00e9dois et Anglais ach\u00e8tent en ligne, \u00e0 peine 10% des Hongrois participent \u00e0 l\u2019e-commerce.<\/p>\n<p>Les achats en ligne sont les plus courants pour les v\u00eatements et les chaussures : 62% des Belges ont d\u00e9j\u00e0 effectu\u00e9 un achat de ce type en ligne, principalement via l\u2019ordinateur et dans une moindre mesure via leur smartphone ou leur tablette. Pour les courses alimentaires seul s 21% ont recours au canal online.<\/p>\n<p>Lors d\u2019une commande online de v\u00eatements , 51% des Belges optent pour la livraison \u00e0 domicile, alors que 18% pr\u00e9f\u00e8rent retirer leur commande dans le magasin le plus proche et 23% dans un point de retrait, tel qu\u2019un bureau de poste. Pour les achats alimentaires en ligne, 40% des Belges vont\u00a0 chercher leur commande dans un magasin \u00e0 proximit\u00e9, 30% se font livrer \u00e0 domicile et 12% retirent leurs achats dans un magasin proche de leur lieu de travail.<\/p>\n<p>Malgr\u00e9 le succ\u00e8s grandissant de l\u2019e-commerce, le point de vente physique reste crucial, estime CBRE : 85% des consommateurs europ\u00e9ens souhaitent toucher et voir les v\u00eatements en magasin avant de passer \u00e0 l\u2019achat ; en Belgique ils sont 80% \u00e0 adopter cette d\u00e9marche.\u00a0 40% des Belges consid\u00e8rent ce \u2018look &amp; feel\u2019 comme un facteur important.<\/p>\n<h2>\n<br \/>Le showrooming est un ph\u00e9nom\u00e8ne de jeunes<\/h2>\n<p>En Belgique les consommateurs ne semblent pas encore vraiment adeptes de l\u2019utilisation des smartphones et des tablettes lors du shopping. 70% des Belges interrog\u00e9s n\u2019ont jamais\u00a0 compar\u00e9 les prix via leur smartphone sur le lieu d\u2019achat. Par contre la moiti\u00e9 des 25 \u00e0 35 ans disent le faire parfois ou m\u00eame toujours . L\u2019utilisation d\u2019outils digitaux devrait donc continuer \u00e0 progresser dans le futur.<\/p>\n<p>Il en va de m\u00eame pour le reste de l\u2019Europe : 61% des Europ\u00e9ens n\u2019ont jamais surf\u00e9 sur leur smartphone pour consulter les promotions en magasin, 62% n\u2019ont pas recours aux m\u00e9dias sociaux pour obtenir des conseils d\u2019amis ou de connaissances et 68% n\u2019ont jamais utilis\u00e9 une application d\u2019un centre commercial.<\/p>\n<p>M\u00eame constat pour l\u2019utilisation des codes QR : 73% des r\u00e9pondants n\u2019ont jamais scann\u00e9 un code QR durant leur shopping pour se renseigner sur un produit via internet. Une fois de plus le comportement des jeunes diverge : dans la cat\u00e9gorie d\u2019\u00e2ge de 16 \u00e0 24 ans, 1 jeune sur 2 utilise les codes QR.<\/p>\n<p>Le conseil en immobilier CBRE a dress\u00e9 ce portrait du consommateur belge sur base d\u2019une enqu\u00eate europ\u00e9enne \u00e0 grande \u00e9chelle.
