Un exemple type qui illustre parfaitement la contradiction entre la logique immobili\u00e8re et les\u00a0 int\u00e9r\u00eats commerciaux et autres.\u00a0<\/p>\n<p><!--break--><\/p>\n<h2>\nLes investisseurs pr\u00e9f\u00e8rent un espace inoccup\u00e9<\/h2>\n<p>La cellule commerciale de 900 m\u00b2, situ\u00e9e dans l\u2019attrayante zone pi\u00e9tonne de la ville, a \u00e9t\u00e9 enti\u00e8rement r\u00e9nov\u00e9e il y a plusieurs ann\u00e9es. Toutefois le loyer a de quoi effrayer les candidats-locataires : 30.000 euros par mois, soit le double du prix du march\u00e9 (200 euros par m\u00b2 par an).<\/p>\n<p>\nEn cause ? <a href=\"https:\/\/www.rtbf.be\/info\/regions\/detail_mons-30-000-euros-de-loyer-mensuel-dans-le-pietonnier?id=10381949\" target=\"_blank\" rel=\"noopener\">Les sp\u00e9culations immobili\u00e8res<\/a>, affirme Jean-Luc Calonger de l\u2019AMCV (Association du Management de Centre-Ville) : les investisseurs immobiliers pr\u00e9f\u00e8rent garder leurs b\u00e2timents vides, plut\u00f4t que de voir diminuer la valeur de leur patrimoine, explique-t-il \u00e0 la RTBF.<\/p>\n<h2>\nUne bulle immobili\u00e8re dans toutes les villes<\/h2>\n<p>Bien que le loyer r\u00e9el apr\u00e8s n\u00e9gociations sera probablement inf\u00e9rieur aux 30.000 euros demand\u00e9s, Calonger parle d\u2019un bulle immobili\u00e8re qui touche quasi tous les centres-villes : un foss\u00e9 se cr\u00e9e entre la r\u00e9alit\u00e9 \u00e9conomique des commer\u00e7ants et la logique financi\u00e8re des propri\u00e9taires immobiliers ; un foss\u00e9 qui \u00e0 la longue ne pourra plus \u00eatre combl\u00e9.<\/p>\n<p>\n\u00ab Aucun commer\u00e7ant ne peut payer ce type de loyer excessif \u00bb, souligne Calonger, alors que pour les financiers ce n\u2019est en fait pas grave que les cellules commerciales restent vides. La perte de valeur\u00a0 serait bien plus lourde que le loyer perdu, car cela affecterait la valeur de revente, ainsi que la valeur du reste du portefeuille immobilier.<\/p>\n<p>\nDans le cas pr\u00e9cis de l\u2019ancien magasin Mexx \u00e0 Mons un deal entre la ville de Mons et le promoteur immobilier City Mall serait \u00e0 l\u2019origine du probl\u00e8me. City Mall voulait agrandir le centre commercial Les Grands Pr\u00e9s, mais la ville a exig\u00e9 en contrepartie un investissement dans le centre-ville.
