{"id":40053,"date":"2020-04-06T07:38:49","date_gmt":"2020-04-06T07:38:49","guid":{"rendered":"https:\/\/www.retaildetail.be\/general\/le-secteur-immobilier-pret-a-renoncer-a-une-partie-des-loyers-pour-les-magasins-2\/"},"modified":"2020-04-06T07:38:49","modified_gmt":"2020-04-06T07:38:49","slug":"le-secteur-immobilier-pret-a-renoncer-a-une-partie-des-loyers-pour-les-magasins-2","status":"publish","type":"post","link":"https:\/\/www.retaildetail.be\/fr\/news\/general\/le-secteur-immobilier-pret-a-renoncer-a-une-partie-des-loyers-pour-les-magasins-2\/","title":{"rendered":"Le secteur immobilier pr\u00eat \u00e0 renoncer \u00e0 une partie des loyers"},"content":{"rendered":"<p><span style=\"background-color:white\">L\u2019association professionnelle belge du secteur immobilier (UPSI-BVS) plaide en faveur d\u2019une solidarit\u00e9 avec les commer\u00e7ants qui doivent fermer leur magasin\u00a0: \u00ab\u2009Suppression de la moiti\u00e9 des deux mois de loyer pour les commer\u00e7ants en difficult\u00e9s et paiement diff\u00e9r\u00e9\u2009\u00bb\u00a0<\/span><\/p>\n<p><!--break--><\/p>\n<p>\u00a0<\/p>\n<h2><span style=\"background-color:white\">Directive non contraignante<\/span><\/h2>\n<p><span style=\"background-color:white\">Au cours des derni\u00e8res semaines, plusieurs cha\u00eenes de magasins ont d\u00e9j\u00e0 annonc\u00e9\u00a0<a href=\"https:\/\/www.retaildetail.be\/fr\/news\/immobilier\/pas-de-revenus-pas-de-loyer-les-retailers-mettent-les-propri%C3%A9taires-au-pied-du-mur\" target=\"_blank\" rel=\"noopener\">n\u2019\u00eatre pas en mesure de payer le loyer de leurs locaux commerciaux<\/a> tant que les magasins restent obligatoirement ferm\u00e9s dans le cadre de la lutte contre le coronavirus. La f\u00e9d\u00e9ration professionnelle Comeos et le Retail Forum Belgium ont tous deux insist\u00e9 sur la n\u00e9cessit\u00e9 de prendre des mesures de force majeure. Au d\u00e9part,\u00a0<a href=\"https:\/\/www.retaildetail.be\/fr\/news\/immobilier\/report-de-loyer%E2%80%89-les-centres-commerciaux-d%C3%A9plorent-avoir-%C2%AB%E2%80%89le-couteau-sous-la-gorge%E2%80%89\" target=\"_blank\" rel=\"noopener\">certains propri\u00e9taires s\u2019\u00e9taient montr\u00e9s assez agac\u00e9s<\/a>\u00a0par ce qu\u2019ils qualifiaient de \u00ab\u2009menace de prise de d\u00e9cisions unilat\u00e9rales\u2009\u00bb, mais UPSI-BVS constate maintenant que la situation n\u2019est plus tenable.<\/span><\/p>\n<p><span style=\"background-color:white\">\u00a0<\/span><\/p>\n<p><span style=\"background-color:white\">L\u2019organisation propose de laisser tomber la moiti\u00e9 (50\u00a0%) des loyers fixes dus pour les mois d\u2019avril et mai pour locataires qui rencontrent des difficult\u00e9s financi\u00e8res. La directive ne s\u2019applique pas aux locataires disposant d\u2019une marge financi\u00e8re suffisamment importante, ces derniers doivent continuer \u00e0 payer le loyer convenu. Pour la partie du loyer qui reste malgr\u00e9 tout due, l\u2019UPSI-BVS propose un report de paiement allant jusqu\u2019au 31 d\u00e9cembre 2020 au plus tard. Il s\u2019agit d\u2019une ligne directrice non contraignante\u00a0: les d\u00e9taillants et les propri\u00e9taires devront conclure des accords entre eux, en tenant compte de la sp\u00e9cificit\u00e9 de chaque contrat de location.<\/span><\/p>\n<p><span style=\"background-color:white\">\u00a0<\/span><\/p>\n<h2><span style=\"background-color:white\">\u00ab\u2009Permettre aux magasins de respirer\u2009\u00bb<\/span><\/h2>\n<p><span style=\"background-color:white\">Le secteur de l\u2019immobilier attend \u00e9galement une contribution des diff\u00e9rentes autorit\u00e9s du pays\u00a0: d\u2019une part par le biais d\u2019une r\u00e9duction du pr\u00e9compte immobilier et d\u2019autres taxes et imp\u00f4ts, et d\u2019autre part par la cr\u00e9ation d\u2019un fonds de garantie pour faire face au report de paiement que de nombreux propri\u00e9taires de magasins demanderont. L\u2019UPSI-BVS a demand\u00e9 aux banques de pr\u00e9voir une exemption au niveau des charges d\u2019int\u00e9r\u00eats pour les propri\u00e9taires de locaux commerciaux, et ce, pour les p\u00e9riodes concern\u00e9es.<\/span><\/p>\n<p><span style=\"background-color:white\">\u00a0<\/span><\/p>\n<p><span style=\"background-color:white\">\u00ab\u2009Nous invitons nos membres \u00e0 faire preuve de solidarit\u00e9 avec les d\u00e9taillants qui sont touch\u00e9s par la crise du coronavirus. Gr\u00e2ce \u00e0 ces efforts, nous voulons permettre aux magasins de respirer \u00e0 nouveau.
