En passe d\u2019\u00e9tablir un record<\/h2>\n

Au cours du dernier troisi\u00e8me trimestre, 110 000 m\u00b2 de locaux commerciaux ont \u00e9t\u00e9 lou\u00e9s en Belgique. Soit en total de 342 000 m\u00b2 pour 2021. 680 transactions ont \u00e9t\u00e9 enregistr\u00e9es, rapporte le service sp\u00e9cialis\u00e9 en immobilier d\u2019entreprise Cushman & Wakefield : il ne fait aucun doute que 2021 sera meilleure que 2020, et peut-\u00eatre m\u00eame la meilleure ann\u00e9e de tous les temps. Les d\u00e9taillants poursuivent clairement leur expansion.<\/p>\n

Une fois encore, il appara\u00eet que les locaux commerciaux en p\u00e9riph\u00e9rie sont particuli\u00e8rement pris\u00e9s : 65% de l’activit\u00e9 locative totale concerne des magasins en p\u00e9riph\u00e9rie ou des parcs commerciaux, repr\u00e9sentant plus de 224 000 m\u00b2 de nouvelles locations depuis le d\u00e9but de l’ann\u00e9e. Les rues commer\u00e7antes sont \u00e0 la tra\u00eene (72 000 m\u00b2), mais Cushman & Wakefield table d\u00e9sormais sur une \u00ab\u00a0reprise exponentielle\u00a0\u00bb, notamment gr\u00e2ce \u00e0 la forte expansion des nouveaux concepts horeca. La restauration et les boissons, ainsi que les nouveaux concepts de loisirs, jouent \u00e9galement un r\u00f4le cl\u00e9 dans les centres commerciaux (30 000 m\u00b2). Les centres commerciaux veulent encore plus s’imposer comme des destinations pour une journ\u00e9e de sortie.<\/p>\n

Loyers en baisse<\/h2>\n

L’expert immobilier constate la plus forte activit\u00e9 dans le nord : 2021 devrait \u00eatre la meilleure ann\u00e9e de la d\u00e9cennie pour le march\u00e9 de d\u00e9tail en Flandre. Cela s\u2019explique par l’ouverture de projets importants tels que Malinas \u00e0 Malines, mais aussi par l’am\u00e9lioration de la couverture vaccinale. L’introduction d’un COVID Safe Ticket pourrait peser sur la fr\u00e9quentation dans certaines villes. Selon les informations de MyTraffic, le nombre de passants dans les rues commer\u00e7antes en Flandre et en Wallonie repr\u00e9sente environ 80 % du niveau pr\u00e9-COVID, tandis qu’\u00e0 Bruxelles, il est encore 50 \u00e0 60 % inf\u00e9rieur.<\/p>\n

L’impact de la crise coronavirus sur les loyers des locaux commerciaux se ressent particuli\u00e8rement dans les centres-villes, o\u00f9 les loyers maximaux sont pass\u00e9s de 1 600 \u00e0 1 550 euros par m\u00b2 et par an au troisi\u00e8me trimestre. Une tendance \u00e0 la baisse qui offre des opportunit\u00e9s \u00e0 certains d\u00e9taillants, qui ren\u00e9gocient les baux ou d\u00e9m\u00e9nagent leurs magasins dans des emplacements plus avantageux. \u00c0 l’occasion de l’ouverture de son magasin \u00e0 Gand la semaine derni\u00e8re, Wouter Torfs a d\u00e9clar\u00e9 que des emplacements de choix sont d\u00e9sormais accessibles pour ses magasins de chaussures<\/a>. Cushman & Wakefield s’attend \u00e0 ce que les prix repartent \u00e0 la hausse \u00e0 partir de 2023, pour atteindre les niveaux d’avant la crise du COVID en 2024 ou 2025. Dans les centres et les parcs commerciaux, les loyers restent stables.<\/p>\n

Du num\u00e9rique au magasin physique<\/h2>\n

De nombreux nouveaux acteurs font leur entr\u00e9e sur le march\u00e9. Les plus actifs sur le march\u00e9 de la location sont les acteurs du segment de l’alimentation et des boissons, suivis par ceux de la d\u00e9coration, du bricolage et du m\u00e9nage. Le secteur des chaussures et des loisirs se porte lui aussi tr\u00e8s bien. Dans le domaine de la mode, de la sant\u00e9, de la beaut\u00e9 et des accessoires, les marques r\u00e9duisent leur empreinte.<\/p>\n

Bien que le commerce \u00e9lectronique continue sa perc\u00e9e et repr\u00e9sente d\u00e9sormais pr\u00e8s de 15 % du total des ventes au d\u00e9tail, Cushman & Wakefield constate que les marques num\u00e9riques entrent sur le march\u00e9 de la vente au d\u00e9tail physique en moyenne deux ans apr\u00e8s leur lancement en ligne afin de maximiser leurs ventes. Avec un nombre de magasins toutefois limit\u00e9 : 68 % ont un \u00e0 deux magasins, seuls 6 % en ont plus de dix.
