Zo hernieuwde de bevak in het eerste kwartaal van 2013 acht huurovereenkomsten voor een totaal huurvolume van 595.000 euro op jaarbasis.<\/p>\n<p>\u00a0<\/p>\n<p>De <strong>bezettingsgraad daalde wel een procent<\/strong>: van 97,3% op 31 december 2012 naar 96,3% op 31 maart laatstleden, een gevolg van &#8220;het be\u00ebindigen van een aantal tijdelijke verhuringen&#8221;. Op 31 maart 2013 was de vastgoedportefeuille van Vastned Retail Belgium in haar totaliteit 359 miljoen euro waard, quasi ongewijzigd ten opzichte van eind 2012.<\/p>\n<p>\u00a0<\/p>\n<h2>Wijzigend retaillandschap<\/h2>\n<p>In de <a href=\"http:\/\/www.vastnedretailbelgium.be\/nl\/retail\/investorrelations\/perscommuniques\/_press\/tussentijdseverklaringvanderaadvanbestuurovereerstekwartaal2013\/\" target=\"_blank\" rel=\"noopener\">tussentijdse verklaring<\/a> komt de raad van bestuur nog eens terug op de <strong>recente naamsverandering, die past in de veranderde strategie van de winkelbevak<\/strong>: &#8220;In de aangescherpte strategie richt Vastned (de Nederlandse grootaandeelhouder, nvdr.) zich op het beste winkelvastgoed in de populairste winkelstraten in grotere steden.&#8221;<\/p>\n<p><strong><br \/><\/strong><\/p>\n<p>&#8220;Nieuwe acquisities zullen plaatsvinden in binnensteden met sterke winkelgebieden die een authentieke winkelbeleving mogelijk maken. Vastned Retail Belgium sluit zich aan bij deze strategie en wenst hiermee <strong>optimaal in te spelen op het wijzigende retaillandschap<\/strong>&#8220;, klinkt het.<\/p>\n<p>\u00a0<\/p>\n<p>Want, zo stelt de raad van bestuur, &#8220;het consumentenvertrouwen staat op een erg laag peil, hetgeen <strong>retailers aanzet tot een kritischer houding<\/strong> ten aanzien van het huren van nieuwe winkellocaties. Dit fenomeen is meer uitgesproken buiten de absolute toplocaties.&#8221;<\/p>\n<p>\u00a0<\/p>\n<h2>Streven naar lager risicoprofiel<\/h2>\n<p>De strategieverandering heeft voor de beleggers wel gevolgen: &#8220;Het directe rendement van dergelijke investeringen op toplocaties in de binnenstad is<strong> op korte termijn lager dan het rendement van baanwinkels<\/strong>.&#8221; Toch wil Vastned Retail Belgium het aandeel high street shops op toplocaties doen toenemen &#8220;van 50% eind 2012 naar minimaal 65% van de portefeuille met het oog op het bekomen van een lager risicoprofiel.&#8221;<\/p>\n<p>\u00a0<\/p>\n<p>Gezien de <strong>beperkte schuldgraad van 32%<\/strong> heeft de bevak naar eigen zeggen &#8220;een zeer comfortabele positie om vlot in te spelen op
