Beleggers vrezen dat winkelcentra de strijd met de e-commerce zullen verliezen, al liggen er volgens ingewijden nog steeds kansen.<\/p>\n<p><!--break--><\/p>\n<p>\u00a0<\/p>\n<h2>Negatief sentiment<\/h2>\n<p>Volgens Ismael Clemente, topman van <strong>Merlin Properties<\/strong>, is het sentiment rond retailvastgoed momenteel heel slecht. <a href=\"https:\/\/fd.nl\/ondernemen\/1316662\/winkels-in-europa-zijn-uit-de-gratie-bij-vastgoedbeleggers\" target=\"_blank\" rel=\"noopener\">\u201cBeleggers willen het niet, dat is een wereldwijde trend&#8221;<\/a>, zegt hij aan Het Financieele Dagblad.\u00a0Het is de belangrijkste reden waarom zijn bedrijf geen winkels meer koopt, ook al vertegenwoordigt\u00a0e-commerce slechts 4% van alle aankopen in Spanje. Ter vergelijking: in het Verenigd Koninkrijk ligt dat aandeel al op 20% en in Nederland op 10%.<\/p>\n<p>\u00a0<\/p>\n<p>Pensioenuitvoerder <strong>APG<\/strong> bracht om dezelfde reden zijn belang in retail terug van 45 naar 34%. En binnen die resterende 34% verschoof de focus van de middelgrote winkelcentra naar outlets zoals zoals Batavia Stad en Designer Outlet Roermond. \u201cOutlets hebben veel minder last van onlineshopping. In Europa zitten we nu voor meer dan 25% in outlets\u201d, zegt Patrick Kanters, hoofd vastgoed bij APG.<\/p>\n<p>\u00a0<\/p>\n<p><strong>Castellum<\/strong>, een van de grootste vastgoedbeleggers van Zweden, ging nog een stapje verder en bouwde het aandeel retailvastgoed af van 23% naar 6%. Volgens topman Henrik Saxborn liggen er evenwel nog steeds kansen binnen retail. Hij denkt dan vooral aan winkels op A-locaties en aan supermarkten, omdat die minder te vrezen hebben van het internet.<br \/>\n\u00a0<\/p>\n<p>Een heel ander geluid is te horen bij Taco de Groot, CEO van winkelbelegger <strong>Vastned<\/strong>. Volgens hem is de negatieve stemming fel overdreven: \u201cRetail is echt niet dood.
