Retailers richten hun blik het komende jaar op middelgrote steden en verwachten dat de huurprijzen zullen dalen.<\/p>\n<p><!--break--><\/p>\n<p>\u00a0<\/p>\n<h2>E-commerce<\/h2>\n<p>Het is reeds het 15<sup>de<\/sup> opeenvolgende jaar dat CBRE de rondvraag doet. Dit jaar deelden 66 nationale en internationale retailketens die in Belgi\u00eb actief zijn, hun visie op de lokale winkelmarkt, hun prestaties in 2020 en hun verwachtingen voor 2021. Onder de deelnemers bevonden zich vooral modebedrijven, maar ook supermarkten en restaurantketens.<\/p>\n<p>\u00a0<\/p>\n<p>Dat de e-commerce een gigantische boost kreeg door de coronacrisis, is al veelvuldig belicht. Het groeiend belang ervan komt ook in de studie tot uiting. Meer dan een kwart van de respondenten geeft aan dat e-commerce de belangrijkste inkomstenbron geworden is. Gemiddeld halen de retailers 11,3% van hun omzet uit het online kanaal.<\/p>\n<p>\u00a0<\/p>\n<h2>Expansieplannen<\/h2>\n<p>Ondanks het crisisjaar hebben verschillende retailers het erg goed gedaan dit jaar, zoals bijvoorbeeld de supermarkten.\u00a0Dat blijkt ook uit hun uitbreidingsplannen: alle supermarkten die deelnamen aan de enqu\u00eate hebben expansieplannen. Bekijken we het hele veld, dan wil 62% van de respondenten zijn winkelnetwerk in het komende jaar uitbreiden.<\/p>\n<p>\u00a0<\/p>\n<p>Retailers met uitbreidingsplannen willen die opvallend vaak realiseren in de middelgrote steden. Ook locaties buiten de steden worden een stuk populairder. Een mogelijke verklaring hiervoor is de trend naar lokaal shoppen. Supermarkten lijken een uitzondering en geven aan zowel in de stadscentra als buiten de stad te willen investeren.<\/p>\n<p>\u00a0<\/p>\n<p>Modebedrijven daarentegen, die over het algemeen zeer zwaar getroffen werden door de crisis, zijn het meest geneigd om winkels te sluiten. Naast het omzetverlies door de verplichte sluitingen,\u00a0schuiven ze de (te) hoge huurprijzen naar voor\u00a0als belangrijkste reden.<\/p>\n<p>\u00a0<\/p>\n<h2>Kosten<\/h2>\n<p>Vier op vijf respondenten verwachten overigens dat de huurprijzen de komende 12 maanden zullen dalen. De huurkosten vertegenwoordigden het voorbije jaar gemiddeld 11,2% van de omzet, al zijn er tussen sectoren grote verschillen. Zo betalen horecazaken in verhouding het meest (14,3%) en supermarkten het minst (2,5%).<\/p>\n<p>\u00a0<\/p>\n<p>De personeelskosten bedragen gemiddeld 17,2% van de omzet. Ook hier rapporteren de food retailers en restaurants de hoogste relatieve kosten: een kwart van de omzet gaat naar de medewerkers; bij supermarkten maken ze zo\u2019n 10% uit. Modebedrijven besteden tussen de 15 en 17% van de omzet aan personeel.<\/p>\n<p>\u00a0<\/p>\n<p>Ten slotte resten nog de inrichtingskosten. Bij het openen van een nieuwe winkel geven retailers hier gemiddeld 1.377 euro\/m\u00b2 aan uit. Maar ook op dit vlak zijn er enorme verschillen, afhankelijk van de grootte en de afwerking van de winkel. Restaurants en kledingshops behoren tot de duurste categorie\u00ebn en besteden respectievelijk 1.942 euro\/m\u00b2 en 1.696 euro\/m\u00b2 aan de inrichting van hun zaak.
