Hij spreekt op het congres The Future of Department Stores.<\/p>\n<p><!--break--><\/p>\n<p>\u00a0<\/p>\n<h2>Voeding verving speelgoed<\/h2>\n<p>Maurizio Borletti werd bij wijze van spreken in de retail geboren: hij is de kleinzoon van Senatore Borletti, die in 1917 het merk La Rinascente lanceerde, de luxewarenhuisketen die nu negen vestigingen heeft in Itali\u00eb. Borletti was CEO van het bekende serviesbedrijf Christofle, was tussen 2005 en 2011 aandeelhouder van La Rinascente, investeerde in het Franse warenhuisbedrijf Printemps tussen 2006 en 2013 en is vandaag een van de aandeelhouders van Highstreet, het bedrijf dat het grootste deel van Karstadts onroerend goed in bezit heeft.<br \/>\n\u00a0<\/p>\n<p>Luxewarenhuizen vormen dus de rode draad in zijn loopbaan en het bleef een passie: \u201cAls kind betekende een warenhuis speelgoed voor mij, boven alles. Later raakte ik misschien meer ge\u00efnteresseerd in de modeafdeling. Als jonge mensen nu naar warenhuizen komen, denk ik dat ze vooral aangetrokken worden door de foodafdeling. <a href=\"https:\/\/www.retaildetail.be\/nl\/news\/algemeen\/%E2%80%9Cde-grootste-bedreiging-voor-warenhuizen-wanbeheer%E2%80%9D-maurizio-borletti-voorzitter\">Voeding heeft het speelgoed op de een of andere manier vervangen<\/a>\u201d, vertelt hij in een interview met RetailDetail.<\/p>\n<p>\u00a0<\/p>\n<h2>Service en innovatie<\/h2>\n<p>\u201cLuxe is de sleutel tot succes voor warenhuizen\u201d, is zijn overtuiging. \u201cWaarom? Omdat warenhuizen duur zijn om uit te baten, met hoge personeels- en vastgoedkosten, hebben ze producten nodig die prijzig zijn en redelijke marges genereren. Met basisproducten heb je die marges niet, dan moet je spelen op effici\u00ebntie. Warenhuizen zijn niet zozeer geschikt voor producten die mensen kopen vanuit een basisbehoefte, maar eerder voor producten die men verlangt als een bron van plezier voor zichzelf of om aan iemand te schenken, als een cadeau.\u201d<br \/>\n\u00a0<\/p>\n<p>Die visie bracht hij zelf in de praktijk bij La Rinascente vanaf 2005: \u201cDe groei van de luxesector was significant, maar bedrijven zoals La Rinascente waren niet ge\u00ebvolueerd: ze verkochten goedkope producten met een slechte service. We hebben daarom veel ge\u00efnvesteerd in het bedrijf: we maakten de winkels mooier, brachten de service terug, innoveerden, voegden nieuwe categorie\u00ebn toe, met een hele verdieping gewijd aan voeding. Dat bracht een nieuwe impuls.\u201d<\/p>\n<p>\u00a0<\/p>\n<h2>De kracht van mooie locaties<\/h2>\n<p>Niet online, wel wanbeheer vormt de grootste bedreiging voor warenhuizen, stelt Borletti. Er liggen voldoende kansen. \u201cHet aantrekken van klanten en het beheren van de klantrelatie blijven zeer kostelijk. In deze logica hebben warenhuizen twee voordelen: ten eerste hebben ze de relaties al, en bovendien hebben ze die mooie locaties met enorm veel passage. Je hebt geweldige mogelijkheden om een \u200b\u200brelatie op te bouwen tegen lage kosten als je veel trafiek hebt.
