Dat besluit internationaal vastgoedconsulent Cushman &amp; Wakefield in de recentste editie van het rapport Main Streets Across the World, waarin de huurprijzen van 278 winkelstraten in 63 landen met elkaar werden vergeleken.<\/p>\n<h2>Beperkt aanbod, grote vraag<\/h2>\n<p>In vier landen op vijf (81%) bleven de prime rents stabiel of stegen ze. Dat zijn er heel wat meer dan de 66% van vorig jaar. In slechts een vijfde van de landen (19%) daalde de huurwaarde; in 2010 was dat nog het geval in \u00e9\u00e9n land op drie (34%).<\/p>\n<p>\n\u201cHoewel de westerse markten een aarzelende heropleving kennen, stellen we toch vast dat de activiteit opnieuw verhoogt\u201d, zegt John Strachan, Global Head of Retail bij Cushman &amp; Wakefield. \u201cVooral in de belangrijkste grootsteden, die uiteraard allemaal op het verlanglijstje staan van de internationale merken. Het aanbod is beperkt, waardoor de huur- en aankoopprijzen de hoogte in gaan. We merken ook dat de internationale winkelketens uitbreiden naar het Midden-Oosten en dat ze ook China, India en in beperkte mate Zuid-Amerika in het vizier hebben\u201d. <\/p>\n<p>\nVerder wordt de groei van de sector ondersteund door een agressieve uitbreiding naar de opkomende markten en door de hevige concurrentiestrijd tussen de grote merken om toplocaties. \u201cDe beste locaties in de nieuwe markten oefenen stilaan een grotere aantrekkingskracht uit dan secundaire locaties in meer mature markten\u201d, meent Strachan.<\/p>\n<h2>Fifth Avenue voor tiende jaar op rij duurste winkelstraat ter wereld<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" style=\"margin-top: 10px;margin-bottom: 10px;margin-left: 10px\" alt=\"\" title=\"\" src=\"\/sites\/default\/files\/spacer.png\" width=\"200\" align=\"right\" height=\"133\" \/>Fifth Avenue in New York is met 16.704 euro per m\u00b2 per jaar eens te meer de duurste winkelstraat ter wereld. De huurprijzen stegen er het afgelopen jaar met ruim een vijfde. Causeway Bay (Hongkong, 14.426 euro\/m\u00b2\/jaar) behoudt zijn tweede plaats in het klassement, voor Central en Tsim Sja Tsui (beide Hong Kong) en East 57th Street, ook weer in New York.\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Om zo&#8217;n ophoping van straten uit dezelfde steden te vermijden, publiceerde Cushman &amp; Wakefield ook een &#8220;gefilterde&#8221; lijst met enkel de duurste straat per land. Daarin blijft de top-2 uiteraard dezelfde, maar haalt\u00a0Ginza in Tokio met 7.750 de derde plaats. Pitt Street Mall in Sydney is daar vierde met 7.384 euro\/m\u00b2\/jaar) en de sterkste stijger.<\/p>\n<p>\nDat de winkelhuurprijzen wereldwijd stijgen, komt net als vorig jaar vooral door de groeilanden rond de Stille Oceaan en in Zuid-Amerika. De Aziatische regio zag zijn huurwaarden gemiddeld toenemen met 12,2% en heeft met Wangfujing in Peking dit jaar het wereldrecord in handen: een prijsstijging van liefst 109,5%. In Zuid-Amerika stegen de prijzen gemiddeld 10,6%. Daar is Garcia d\u2019Avilla (Rio de Janeiro) de grootste stijger met 52,2%. <\/p>\n<h2>Europa blijft wat achter<\/h2>\n<p>In Europa stijgen de huurprijzen veel minder sterk: + 1,9%. Enkel het Midden-Oosten en Afrika doen slechter (nulgroei). Europa heeft zich wel hersteld van de sterke daling van vorig jaar, toen de huurprijzen met 4,4% omlaag doken. Het stadscentrum van Helsinki spant de kroon dit jaar met een stijging van 33,3%.<\/p>\n<p>\nOndanks een stijging van de huurprijzen met 4,3% zakt New Bond Street in Londen (6.901 euro\/m\u00b2\/jaar) wereldwijd van de vierde naar de zesde plaats. De duurste winkelstraat van het Verenigd Koninkrijk moet nu de Champs Elys\u00e9es in Parijs laten voorgaan. Daar stegen de huurprijzen 5,3% na de flinke daling met 9,5% van vorig jaar. E\u00e9n vierkante meter kost er nu 7.364 euro per jaar.<\/p>\n<h2>Belgische markt \u201cmatuur en aantrekkelijk\u201d<\/h2>\n<p>In Belgi\u00eb hebben de huurprijzen de globale tendens gevolgd en zijn ze gemiddeld met 9,8% gestegen. Toch is ons land gezakt van de 29ste naar de 31ste plaats. Volgens Boris van Haare, partner bij Cushman &amp; Wakefield Belgi\u00eb, is ons land het voorbeeld bij uitstek van een stabiele markt met blijvend potentieel: \u201cLaat dat nu net de karakteristieken zijn waar de traditionele internationale merken belang aan hechten als ze uitbreidingsplannen hebben, maar waar ook nieuwe merken naar zoeken als ze hun concept willen uittesten.\u201d <\/p>\n<p><img loading=\"lazy\" decoding=\"async\" style=\"margin-top: 10px;margin-bottom: 10px;margin-right: 10px\" alt=\"\" title=\"\" src=\"\/sites\/default\/files\/spacer.png\" width=\"200\" align=\"left\" height=\"133\" \/>Elk jaar vestigen zich in Belgi\u00eb heel wat nieuwe merken en alles wijst er op dat die trend zich zal verder zetten. Hoewel de huurprijzen effectief stijgen, blijven ze desondanks wel zeer betaalbaar in vergelijking met andere Europese landen. \u201cEn dus is een 31ste plaats in het klassement eigenlijk goed nieuws.\u201d Het toont aan dat de twee belangrijkste Belgische winkelstraten matuur en aantrekkelijk zijn, maar ook zeer toegankelijk. <\/p>\n<p>\nBovendien blijkt de politieke crisis geen enkele impact te hebben. Merken blijven ge\u00efnteresseerd in kwalitatieve locaties en het is de schaarste daarvan die de aantrekkingskracht en de prijs vormen. \u201cDaarenboven geven de Belgische consumenten nog altijd blijk van een even groot vertrouwen en optimisme als aan het begin van de economische en financi\u00eble crisis\u201d, voegt Boris van Haare toe.<\/p>\n<h2>Antwerpen Meir en Brussel Nieuwstraat ex-aequo<\/h2>\n<p>De Meir in Antwerpen heeft intussen de Nieuwstraat in Brussel bijgebeend als duurste winkelstraat van ons land: 1.800 euro\/m\u00b2 per jaar. \u201cWaar Brussel de aantallen heeft, heeft Antwerpen de specificiteit\u201d, analyseert Boris van Haare de verschillen tussen beide. <\/p>\n<p>\u00a0<\/p>\n<p>Brussel heeft de Nieuwstraat en de Louisalaan, waar &#8220;alle topmerken \u00a0aanwezig zijn. Antwerpen daarentegen, dat ook een groot aantal Nederlandse consumenten aantrekt, speelt de kaart van de smaak en heeft een meer luxueus, exclusief en avant-gardistisch imago, waardoor het vandaag in staat is om te concurreren met Brussel. Of meer nog, om het Brusselse aanbod te vervolledigen op een originele, aantrekkelijke manier\u201d.\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Onderzoek van vastgoedreus Jones Lang LaSalle had eerder echter al aangetoond dat de Brusselse Nieuwstraat en de Antwerpse Meir al lang niet meer de duurste winkelstraten van Belgi\u00eb zijn. Die &#8216;eer&#8217; gaat naar de veel chiquere Antwerpse straten Schuttershofstraat en Huidevetterstraat, waar volgens dat onderzoek de prijzen zowat 20% hoger liggen dan in &#8220;de grote twee&#8221;.\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>De &#8220;gefilterde&#8221; lijst met slechts \u00e9\u00e9n straat per land luidt als volgt: \u00a0<\/p>\n<p><!--[if gte mso
